Every figure on this page is computed from the inputs entered, by the method stated below it. Jobcardo publishes no tax rate, no wage figure and no trade standard: the rate, the markup and the tax on the parts line are yours, and the defaults are a worked example to replace with your own figures.

The punch list is the snagging list at the end of a job: the items outstanding between substantially complete and actually finished. It is short, it is tedious, and it holds the retention and the final payment, which makes it the most expensive part of the programme per hour of work. Punch list software exists because the list is generated by several people walking the same building at different times, and a list assembled from three phones and a notepad takes longer to reconcile than the work takes to do.

One list, located, with an owner per item

Each item names the room or grid reference, the trade responsible, what is wrong and what done looks like. Items without an owner sit; items without a location get argued about. A photograph attached at the moment of raising settles both.

Let the trade close it and you verify

The subcontractor marks an item ready and the person responsible for the job verifies it with a dated photograph. Two states, not one, because an item closed by whoever did the work with nobody checking is how the same snag appears on the client's own list a week later.

Tie the list to the money it is holding

The punch list is the gate on the final payment and the first half of retention. Reading it as a commercial document, longest items first and the client's items ahead of your own, shortens the gap between substantially complete and paid, which is the only number anybody involved actually cares about.

Punch list software: common questions

What is the difference between a punch list and a snagging list? Nothing except which side of the Atlantic you are on. Both name the outstanding items at the end of a job; punch list is the American term and snagging list the British one.

Who writes the punch list? Usually the architect or the client's representative, often alongside your own internal list made before you invite them. Doing your own walk first and closing the obvious items is the cheapest way to shorten the list that ends up holding your money.

When should the punch list be started? Earlier than most firms start it: as each area is finished rather than when the whole job is. Items raised while the trade is still on site are closed in minutes; the same item raised after demobilisation costs a return visit.
